We require 3x the monthly rent for income. A credit score of 650 or above will be fully approved with no fee. A credit score from 550-649 will require a conditional approval fee of $250. A credit score of 549 or below will require an assurant bond or 2 month rent deposit. If these requirements are not met, we would suggest selecting a new guarantor. You may find the verifiable sources of income within the application.

Because we are a private entity that is not affiliated with Howard University, all residents are responsible for timely payments on their accounts. Most students who pay with financial aid will utilize their refund for payment or reimbursement after it is received.
Our rent rate includes water, sewer, trash, cable, and high speed Wi-Fi. Electricity is billed separately based on usage for the unit and divided evenly amongst all roommates in the apartment.
All of our bedspaces come with a full XL size mattress and bed frame.
